The skeleton carries everything that follows.

Thirty-eight thousand cubic metres of earth leave the site before anything rises. Then the frame climbs — column, slab, column — one storey every ten working days, checked against the survey grid at every pour.

02 — Envelope

Six hundred and forty facade elements arrive glazed, sealed and numbered. The cranes set them floor by floor — and behind every closed level, fit-out starts the same week.

Interiors, building services, the planted courtyard — completion is a thousand small trades in the right order. We hand over with the snag list already worked off, on the date fixed eighteen months earlier.
